This totally private, airy villa is easily reached via a short stone road just past a beautifully manicured equestrian club, you will reach the secure gates in just a minute from the main road where you will find the villa perched on a hill, with lush greenery, pine trees and the equestrian centre in view, surrounded by lawn and a 12 metre (unheated) swimming pool which has been constructed using muted tones to blend perfectly into the Tuscan landscape.

The outdoor area has a shaded ceramic dining table that can comfortably seat six people and another larger dining table is available to seat fourteen. A barbecue is available for outdoor cooking.

You enter on the ground floor; rich antique olive wood parquetry flooring, leads into the kitchen dining area.
This spacious area is perfect for a get together with plenty of seating around a large the dining table.The kitchen has a new 5 burner stove and antique marble topped bench for preparing dishes. There is an original stone antique sink. The dishwasher, fridge and washing machine are in a separate utility room that runs off the kitchen.

On the ground floor there is a double bedroom with queen bed and bathroom with wc, modern claw foot bathtub with hand shower and bidet that runs off the hallway, this bedroom overlooks the rear of the property.

The 2nd bedroom on the ground floor has a queen bed with ensuite bathroom with modern claw foot bath with hand shower, a bidet and wc, this room overlooks the swimming pool and garden.

From the dining area you enter a television room with 40 inch flat screen tv on the wall with safa and easy chair.

From the TV room, stairs take you up to the large living area which overlooks the hills and swimming pool, this area is well furnished with a large desk, sofas, warm wooden floors throughout opening out to a small terrace area with table and chairs.

On the first floor, running off the living space you will find the 3rd bedroom with double bed and ensuite bathroom wth claw foot bathtub, hand shower wc and bidet.

The 4th and 5th bedrooms are in a double loft bedroom suite with full height ceiling and queen bed on the loft and a queen bed on the ground floor area that can separate into single beds, ideal for a family with children, these two bedrooms share a bathroom with rain shower, wc and bidet which is ensuite to the suite.

The 6th and 7th bedrooms run off the living space, one is at the front of the Villa overlooking pool and hills and the 7th bedroom has a characteristic partially exposed stone wall and overlooks the rear fields, these two bedrooms share a bathroom with bathtub with hand shower, wc and bidet.

This villa is quite unique in that it overlooks a manicured Polo Club, giving a view of games and training, this is fascinating to watch and the club gives the added security to the vill, whilst still maintaining total privacy.

There are many small villages within a 10 min drive for shopping and Siena is only a 15 minute drive. The Mall and other outlets such as Prada and Gucci are within a 30 min drive.

The property includes a housekeeper who provides four hours of cleaning. Daily table setting, clearing, cooking, laundry.
Ironing is at an extra cost and can be arranged as required on check in.
